    Question…we have an existing commercial loan for a property that we live in and have a business in..biz is 60% and residence is 40%. We are grandfathered in so we are able to live on this commercially zoned property. The institution we have our loan in now will not refinance our loan at it matures in a few months.     We have an investment house ready to rent owned by our LLC in MD. We cannot get a rental mortgage without either big closing costs or up front fees or too high of a rent requirements.     I’m seeking a loan to purchase my first commercial property. It is a four unit property in Ottumwa, Iowa. It was seized from a slum lord for not being up to code, but has since been repaired and relisted. I need a loan for 49,500 dollars to cover the property itself (and possibly the repairs, as I believe I have a strong chance of being able to significantly underbid on it). My credit is not the best because my identity was stolen 2 years ago, but my household income is 4,700 dollars per month (recent development) and I already have two tenants lined up (will more than cover the mortgage, insurance, and property taxes with first and security). I don’t know much about the process of getting a loan so any help you could offer me would be a great help.

          Than, with good personal credit score you can apply for high limit credit cards liquidate them into cash for 0% interest 6-18 months and use this “free” money for your down payment or borrow from family or friends. Simply use other people money, without established business with cash flow i can’t help you.

    I have 3 rental properties in ny state. I owe back taxes on all 3. One house is a 2 unit, a 4 unit and a 6 unit. My credit tanked as I fell behind and tenants weren’t paying. Now I am starting to recover financially but my credit is very bad now. I just received a letter from the city stating they are demanding back taxes or they will cease my properties. I don’t have loans on them. Do u have anything where I can borrow the max against it and deduct closing costs and any other costs as well as pay my back taxes? Anything not reliant on a credit score?

We have a management company to look after the duplexes (both duplexes are rented and have a strong rental history), but just family look after the single family right now. No mortgages.
